Reserve your property

Once you’ve selected your desired property, the next step is to reserve it. By reserving, you secure the property for yourself for 30 days. To reserve a property, simply fill out our reservation form, or contact a Sales Advisor for assistance. A EUR 2,000 reservation deposit is required within five business days, ensuring that the property will not be offered to others for the next 30 calendar days. During this period, a sales contract will be signed, and the first installment will be due.

Choose Your Furniture

We provide various furnishing options to suit your style and needs. Homeowners at Lighthouse Golf & Spa Resort can choose from the following:

  • Dark Furniture Option – Ideal for rental contracts.
  • Light Furniture Option – Ideal for rental contracts.
  • Self-Furnishing – Customize your space with the help of our Interior Design Team.

Our design experts are here to help you create your perfect home. For those entering a rental agreement, selecting either the Light or Dark option is required.


Conclude Your Sales Contract

After paying the reservation deposit, your Sales Advisor will prepare two contracts for you: the Preliminary Contract for purchasing the property and the Rental and Management Contract (if applicable). We recommend conducting thorough due diligence before signing. You may wish to hire a lawyer, or our Sales Team can provide all necessary documentation, including proof of ownership and construction quality.

Upon completion of due diligence, it’s time to sign the sales contract. The first installment is due upon signing, and the amount depends on the stage of property completion:

  • For properties in early construction: 50% at signing, 30% at roof completion, and 20% upon final completion.
  • For properties with rough construction completed: 50% at signing, 50% upon final completion.
  • For fully completed and furnished properties: Full payment is required upfront or through agreed financing options.

Financing Options

We offer flexible financing plans for prospective buyers:

  • 50% deposit and 12 months at 0% interest: Pay half upfront, and the remaining amount over the next 12 months, interest-free.
  • 50% deposit and 36 months at 7% interest: Pay half upfront, and the remainder over 36 months with a fixed interest rate of 7%.

Transfer of Ownership

The transfer of property rights takes place in Balchik, where you will meet with a notary public. Your Sales Advisor will accompany you to ensure all documentation is in order. An interpreter will translate the title deed, and once both parties agree, the deed will be signed. After registering the title deed with the Registry Agency, you officially become the owner of your property at Lighthouse Golf & Spa Resort.

Upon transfer, you will receive the keys and take possession of your property. If there are any construction or finishing issues, these will be documented and addressed promptly. At this stage, you will also pay the annual maintenance fee if not already settled.

As a new homeowner, you will meet your Property Management Manager, who will guide you through the services available at Lighthouse Golf & Spa Resort. From maintenance to rental management, our team is here to ensure that your property is well taken care of.
